Donald Trump tried to buy Greenland, and now your refinance is more expensive. Here is the explanation of why the odds just moved down to 41%. The Mechanism: Mortgage rates are essentially 10-Year Treasury yields in a trench coat (plus a spread). When investors get scared of trade wars (inflationary), they sell bonds, yields go up, and mortgage rates follow.

The News: Yesterday (Tuesday), the 10-Year Treasury yield spiked to 4.30% after Trump threatened tariffs on NATO allies who opposed his Greenland purchase. That move pushed the average 30-year fixed mortgage rate up to 6.14% - 6.20%, moving it away from the magical 6.00% target just 10 days before the deadline.

The "Vibe Shift": While Trump walked back the "military force" threat in Davos this morning, the damage to the bond market is done. The "last mile" of inflation fighting has turned into the "last mile" of buying an icy island, and the bond market demands a risk premium for the absurdity.

The Trade: You are betting that the 10-year yield will crash ~15-20 basis points in 9 days. Unless Powell announces he is personally paying off the national debt, that 6% barrier looks like a ceiling, not a floor.
